How to Prepare for a House Clearance

Whether you're clearing a deceased relative's home, emptying a property before a sale, or just getting rid of years of accumulated stuff — a house clearance can feel overwhelming. But a bit of preparation makes the whole thing faster, easier and cheaper.

We've done hundreds of house clearances across Islington, Barnet, Hackney, Haringey and Camden. Here's what we've learned.

1. Walk Through the Property First

Before you call anyone, do a walkthrough of every room. Take photos or a video as you go. This serves two purposes:

  • It helps you decide what to keep, donate, sell or throw away
  • It gives a waste removal company an accurate picture for quoting — send us the photos on WhatsApp and we can price it up without a site visit
  • Pay attention to the loft, garage, shed and garden. These are the rooms people forget about, and they often hold the bulkiest items.

    2. Separate What You Want to Keep

    Go through the property and clearly separate anything you want to keep. Move it into one room or mark it clearly. On clearance day, things move fast — if it's mixed in with the waste, it could end up on the truck.

    If you're unsure about something, keep it. You can always dispose of it later, but you can't get it back once it's gone.

    3. Bag Up Small Items

    This is the single biggest thing you can do to save money. Loose items — clothes, books, papers, kitchen bits, bathroom products — take much longer to load than bagged items.

    Grab a pack of heavy-duty bin bags and fill them up. It doesn't need to be neat. The goal is to reduce the number of individual trips between the house and the truck.

    Twenty minutes of bagging can knock half an hour off the job — and that means a lower quote.

    4. Clear a Path

    Make sure there's a clear route from every room to the front door. Move anything that's blocking hallways, stairs or doorways. The easier it is for the team to move items out, the quicker the job gets done.

    If you're on an upper floor with no lift, let the removal team know in advance. Stairs don't stop us, but they affect how long the job takes.

    5. Know What Needs Specialist Disposal

    Most household items are straightforward, but a few things need special handling:

  • Fridges and freezers — contain refrigerant gas that has to be professionally recovered. We can take them, but there's a surcharge.
  • Mattresses — classified as specialist waste at most recycling centres. We take them with a small surcharge.
  • Paint and chemicals — most councils have free disposal points for hazardous household waste. Check your local council website.
  • Asbestos — if the property is older (pre-2000), there may be asbestos in textured coatings, floor tiles or pipe insulation. Do not disturb it. You'll need a licensed asbestos removal company.
  • If you're not sure about something, send us a photo and we'll tell you.

    6. Check for Valuables

    It's more common than you'd think. We've found cash in coat pockets, jewellery in drawers, and important documents stuffed in carrier bags. Before the clearance, check:

  • Coat and jacket pockets
  • Drawers and cupboards (including the back)
  • Under mattresses and furniture cushions
  • Inside books (people hide things in books)
  • The loft and garage
  • If this is a probate clearance, take extra care. There may be documents, photos or personal items that family members want to keep.

    7. Let Your Neighbours Know

    A house clearance involves a truck parked outside and a team carrying items in and out for an hour or more. If you share a driveway, a communal entrance, or a narrow street, give the neighbours a heads-up. It avoids complaints and makes the day run smoother.

    8. Decide Whether to Donate

    Charity shops will collect furniture and household items in good condition. This is worth doing before the clearance — it reduces the volume of waste and means usable items find a new home.

    The British Heart Foundation, Salvation Army and local Emmaus communities all offer free collection. Book them a week in advance, as collection slots fill up.

    Anything they don't take, we'll clear.
